Cork development of over 500 units given green light by An Coimisiun Pleanala
Planning permission has been granted for the “Greenfield” residential development in Ballincollig, Cork City, on a 15-hectare site opposite the Caisleán View estate. The project, to be built by Murnane O’Shea, will provide 544 residential units, including 232 houses and 312 apartment/duplex units, plus a two-storey creche facility and a commercial/retail unit. Housing will include 100 four-bed homes, 124 three-bed homes, and eight two-bed homes, alongside 28 apartment/duplex buildings. The proposal received 45 objections from neighbours, resident groups, and local representatives. Concerns include privacy, traffic impacts from thousands of future residents, and the development’s scale not fitting the area’s character or the city’s strategic development plan. Permission was granted with 59 conditions, and public transport concerns were raised by councillors.
"544 residential units, including 232 houses, 312 apartment/duplex units, a two-storey creche facility and commercial/retail unit are all planned on the enormous 15 hectare site, which will sit opposite the large Caisleán View estate on the Greenfields road."
"In their submissions, local residents outlined concerns about their privacy, while there are also considerable traffic concerns, given the thousands of new residents who are expected to be moving in once the area is completed."
"Concerns about the size of the development were raised, which the 'Greenfields Concerned Group' says does not fit the character of the 'well-established' residential area, nor, do they say, complies with the city's strategic development plan."
"On December 18, planners at City Hall gave permission, with 59 conditions attached, however that was also objected by concerned parties."
