SB 79, the Abundant & Affordable Homes Near Transit Act, permits up to seven-story buildings within a quarter-mile of major rail or bus rapid transit stations and up to four stories within a half-mile. The law authorizes transit agencies to set zoning standards on properties they own near rail and bus rapid transit stations and expedites permitting for housing projects within a half-mile of major transit stops. The measure aims to increase housing density near transit, reduce car dependency and emissions, and make transit investments more effective. Substantial local resistance to denser development remains in many communities.
