The NYC housing department has announced a one-year trial that simplifies the process for renting affordable apartments by waiving existing bureaucratic rules. Starting May 1, 2025, landlords will be able to market vacated units directly to potential renters via platforms like Craigslist and Streeteasy. This change allows eligible applicants to bypass the traditional lottery system and apply directly, expediting occupancy of these much-needed housing units. The move aims to tackle months-long vacancies of subsidized apartments and is part of a broader initiative to enhance accessibility to affordable housing in the city.
For the next year, the city's housing department will waive bureaucratic rules on how landlords have to get new tenants into empty affordable-housing units.
Eligible apartment-seekers will be able to apply directly, instead of going through the city's lottery system, known as NYC Housing Connect.
The new process, which also applies to subsidized properties for sale through the lottery, is meant to remove red tape that's led to hundreds of affordable apartments sitting vacant for months.
It's one of several ways HPD plans to streamline the process of applying to and securing income-restricted subsidized housing.
