Bulfinch development firm is re-evaluating its plans for the former Muzi Ford dealership site in Needham, moving from an approved lab and office complex to a potential mixed-use project with hundreds of housing units. The Planning Board had earlier approved a large project reflecting the high demand for lab space, but the slowdown in that market has prompted Bulfinch to propose new ideas. Their conceptual plan includes various options such as housing, a hotel, and medical offices, reaffirming the need to adapt to changing demands in the community.
"We're looking to you to help us develop this so-called vision as the gateway to Needham and allow this property to be developed as a flagship entry to the town, something that we can all be proud of," said Schlager.
"I know it's different from when we started a few years back, but unfortunately the world has changed, and we need to adapt with that change."
The special zoning permit approved for the site in 2022 allows for two office and lab buildings of five and three stories connected by an atrium.
Bulfinch last week approached the Planning Board to begin exploring different development options rather than leave 'a graveyard' of an empty site for years to come.
