Manhattan Luxury Market Sees Spring Swoon

Manhattan's luxury market is experiencing a slow start to spring, with only 18 contracts signed for properties asking $4 million and above last week, marking a 31 percent decrease from the previous period and the lowest total since the beginning of the year.
The most expensive signed contract was for PH3BC at 1965 Broadway, priced just under $16 million, reflecting a $4 million reduction from its initial listing in 2022. The six-bedroom, 6.5-bathroom triplex condo features nearly 7,000 square feet, two terraces, and a 49-foot great room with city and Hudson River views.
The second most expensive property to enter a contract last week was 11D at 10 Madison Square West, with an asking price of $12.5 million. This 3,300-square-foot corner condo boasts four bedrooms, 4.5 bathrooms, 11-foot ceilings, and an 850-square-foot great room overlooking Madison Square Park.
