The planned expansion of the 'Urban Pioneer' building at 1452 Broadway will convert it from commercial to residential use, adding seven condos while addressing shadow concerns for the adjacent Helen Wills Park.
Originally, the Dolmen Property Group aimed for an eight-unit building, but potential shadowing on the park led to a redesign that met the City's Sunlight Ordinance requirements.
Y.A.Studio's redesign of the building includes a deep setback for the fifth and sixth floors to eliminate shadowing issues, ensuring compliance with San Francisco's planning regulations.
The project, which has the support of San Francisco's Planning Commission, will also feature the planting of two new street trees to enhance the urban environment.
