Push for more housing in Union Square hinges on zoning change
"We're excited to discuss our plans and the proposed zoning amendment with the City Council, and to come together with the Somerville community on a transformative development for this parcel,"
"Our plans for this property are consistent with the City of Somerville's goals for creating new housing and aligned with the broader mission of addressing the acute housing shortage in Greater Boston,"
The Hamilton Company filed a proposed zoning amendment to allow two six-story mixed-use buildings totaling 180 residential units at the southwest corner of Somerville Avenue and Prospect Street in Union Square. The site is currently in a commercial zone that does not permit housing, and the developer says permitted uses like lab and office space are no longer financially viable. The plan calls for retail, commercial, and civic uses on the ground floor with residential units above. The company owns the parcel extending from an existing Dunkin' to the Buk Kyung restaurant. Approval requires Somerville City Council action with Planning Board input. The 2023 rezoning effort for a four-story office/lab-focused project was revised due to shifting market conditions.
