A four-story Beacon Hill townhome at 46 Chestnut St. sold for $22 million, establishing a new Boston record for most expensive single-family home. The 9,000-square-foot Greek Revival residence, originally built in 1825, underwent a two-plus-year, down-to-the-shell restoration by Dalfior Development that rebuilt structural framing, floor plates, and modern systems while preserving the original brick envelope. Crest City Capital acquired the property for $8.9 million in September 2023 and completed the transformation into a turnkey luxury townhouse. Seller Brad Cangiamila plans additional neighborhood projects. Buyer representation came from Tracy Campion of Campion and Company.
"This sale validates everything we set out to do,"
"Our goal was simple: create the finest turnkey townhouse in Beacon Hill."
"From the moment I first saw the property, it was clear this was a once-in-a-generation opportunity,"
"We stripped the building back to its core and shell, completely refreshed the interiors, and invested millions to preserve its uniqueness while delivering a truly modern, multimillion-dollar residence."
