The Railway Hotel in Edgware is a 1931 Tudor-style, Grade II-listed building that has stood derelict since closure in 2006 and suffered fires in 2016 and 2021. Proposals combine hotel restoration with five new buildings on the Forumside brownfield site to deliver 700 homes, about 200 of them private studio flats. Campaigners and residents have raised concerns about proposed heights and massing, noting suggestions of up to 29 storeys and contrasting planning guidance that recommends three storeys adjacent to the hotel and eight storeys elsewhere. Community groups support heritage-led regeneration but request alternative options and more evidence on scale and environmental impact. The developer says the scheme would secure a viable long-term future and that new buildings will be lower than the tallest adjacent Ballymore blocks.
